The Pradhan Mantri Awas Yojana (PMAY) (URBAN) scheme was introduced by the Indian Government in June 2015. The purpose of launching the scheme was to provide affordable housing to all Indian citizens by the year 2022. Individuals can apply for home loan at a bank or financial institution under PMAY scheme. With PMAY, individuals can benefit from subsidized interest on their home loan. Home loan applicants should meet the eligibility criteria as per the category they fall in based on the income of their household.
Eligibility criteria to apply for PMAY
Home loan applicants should meet the eligibility criteria in order to receive the benefit of PMAY on their home loan. PMAY CLSS is divided into three categories based on the income of the applicant’s household. A household in PMAY refers to the husband, wife and their unmarried children. If the children are above 18 years of age and are earning regular income, the children can be treated as a separate household even if they are unmarried.
Low Income Group (a.k.a LIG) or Economically Weaker Section (a.k.a EWS)
Individuals whose annual income combined with their household is between Rs.3 lakhs – Rs.6 lakhs per annum fall under EWS/LIG. An interest rate of 6.5% p.a. is applied on the home loan taken for the carpet area of the residential property up to 645.83 square feet. Any excess area of the residential property on loan will not be covered under PMAY.
Middle Income Group (a.k.a MIG) I
If the household income of the home loan applicant is between Rs.6 lakh – Rs.12 lakh per annum, the home loan applicant falls under MIG I category. 4% p.a is the interest rate applied on the home loan taken for the carpet area of the residential property up to 160 square feet. Maximum loan tenure for MIG I under PMAY is 20 years.
Middle Income Group (a.k.a MIG) II
Individuals whose household income is between Rs.12,00,000 – Rs.18,00,000 per annum fall under MIG II category of PMAY CLSS. Interest rate of 3% p.a. is applied on the home loan as a subsidy and the maximum carpet area of the residential property on home loan covered is 200 square meters. Home loan applicants are free to get a residential property that exceeds 200 square meters, but any excess area above the specified limit will not be covered under PMAY. Rate of interest as per the home loan plan opted for will be applied to the excess area.
The last date to apply for PMAY under EWS/LIG is 31st March, 2022 and under MIG I & MIG II category is 31st March 2019.

You can apply for PMAY by following these steps:
Step 1 – Go to the official website of PMAY by clicking this link – http://pmaymis.gov.in/
Step 2 – Under ‘Citizen Assessment’ tab, click on ‘Apply Online’ and then on ‘Credit Linked Subsidy Scheme (CLSS)’
Step 3 – Enter your ‘Aadhaar number’ and click on ‘submit’.
Step 4 – Your Aadhaar will be verified and you will be redirected to the next page. Fill in all the requested personal details – your name, family members, residential address, income, etc.
Step 5 – Enter the captcha code and click on ‘Submit’.
Your application for PMAY subsidy is now submitted to the Central Government of India. You will receive your application number upon submission. Save the application number to use it for tracking your application in the future. You can edit your details by entering the application number and Aadhaar number on the same website.

- How can I apply for PMAY online?
You can apply for PMAY online on the official website of PMAY – http://pmaymis.gov.in/. Under ‘Citizen assessment’ tab, click on ‘apply online’. Enter your Aadhaar number for verification. In the application form that opens, enter your personal details and submit the form. Save the application number displayed on the screen for future reference.
- Can I apply for PMAY through my bank?
Yes, you can apply for PMAY through your bank when you apply for home loan with the bank. You can request your bank to help you with the application process. They will provide a form which you have to fill with accurate details. The bank representative will then enter those details in the PMAY application form on your behalf. PMAY will complete the verification process and approve the subsidy on your home loan application.
- How long does it take for my PMAY application to be approved?
After the application form for PMAY is submitted, the PMAY office verifies the information. It takes about 3-4 months from the date of application for the information to be reviewed and for the subsidy to be approved.
- How can I get PMAY assessment ID?
After you submit the online application for PMAY on the http://pmaymis.gov.in/ portal, your assessment ID will be displayed on the screen. Make note of your assessment ID for future reference and application tracking purposes.
- Can women apply for PMAY home loans?
Yes, the Government of India encourages women to own residential property in India. For LIG applicants, it is mandatory to have a women applicant. For MIG I & MIG II also women are eligible to apply for PMAY. However, it is to be noted that only one person from a household is eligible to apply for PMAY which means if any other member of the household has already applied for PMAY, other members are not eligible to apply for the same.
- I am a senior citizen and I fulfill all the eligibility criteria to apply for PMAY. I prefer ground floor residence due to my age. Will I get a ground floor house if I apply for PMAY?
Yes, priority for ground floor housing is given to senior citizens and differently-abled applicants. Senior citizens will be allotted ground floor housing based on the availability at the time of PMAY verification and approval process.
